Martis Camp, Clear Creek Tahoe, Lahontan—$1.8M–$35M with HOAs of $2,300–$5,500/month. No CCRCs at 6,000+ feet because serious medical care requires a 45-minute drive downhill. Ski-in/ski-out access is spectacular. Emergency planning is mandatory. Year-round living at altitude means excellent snow removal budgets.
